You have one chance to impress – only two seconds to grab a buyer’s attention without a photograph and 20 seconds with one. Do iPhone listing photos or those taken with a point-and-shoot camera make optimum use of those valuable seconds?

Photos are overwhelmingly viewed first in real estate listings. Homebuyers who searched for a home on the internet found photos to be among the most useful features of REALTOR® websites. Digital images can quickly and professionally showcase a listing, and today's technologically savvy clients appreciate the convenience of a virtual tour for both long distance and local moves.

Our minds react differently to photographs than text because the human brain deciphers image elements instantly, while language takes longer to understand as it’s decoded in a linear, sequential manner. Studies tell us that 90% of information transmitted to the brain is visual, and visuals are processed 60,000 times faster in the brain than text. "Seeing comes before words. The child looks and recognizes before it can speak” (Berger, Ways of Seeing, 1972). So unless our words, concepts, ideas are hooked onto an image, they will go in one ear, sail through the brain, and go out the other ear.

Have you ever looked for a hotel online? Chances are you booked with the one that had lots of great photos so you knew what to expect and not the ones that none or very few. The same is true when both home buyers and Realtors are looking at listings online as it helps them decide which ones to look at. If a property has few or poor quality photos, then the buyers might wonder what is wrong with the place if the seller does not want to show buyers what it looks like. Does the property need a lot of work? Is it too small or have an uncomfortable layout? Should they even bother to look? Even in this hot market, the seller could be missing out the number of viewings and risk getting less money due to lower interest in the property.

Great photos sell properties faster… Period! A virtual tour also helps a potential buyer understand the layout to see if it suits their needs.
